A tidal wave of apartments and exclusive residences valued at more than $200million has struck Airlie Beach.

Apartments and residences in the Whitsunday region experienced price appreciation of 20 per cent in 2003, according to X.

Developers such as X believe the magical views; lifestyle and safeness will continue to attract strong investment into the area.

The Whitsundays is now referred to as the next coastal "gold mine" or "hot spot". The area is increasingly attracting interstate and international investor and development interest.

X, with a background in the entertainment and lifestyle industries, is optimistic and enthusiastic about Airlie's future, which is now starting to hint at its potential, She believes the latest level of proposed development will result in even more price benchmarks set in the region; following on from her 1.5million plus sales last summer.

She predicts value rises in the area of at least another 20 per cent.

The latest major activity in the area includes the joint venture between John and Niko Stavrou's Aquiplan - Ivana Trump's development and a $100 million Port of Airlie mixed-use complex, which is running ahead of plan.

John Stavrou said of his Aquiplan - Ivana Trump development, "Our project is about style, grace, beauty and luxurious living". Stavrou believes his exclusive residences, priced at between $880,000 and $1.5million, represent great value for money, and a unique lifestyle opportunity.

Australia's answer to Donald Trump, Mr Stavrou, is quick to champion other developers in the Whitsunday region. Mr Stavrou said, "Every development in Airlie Beach is exciting but the ones that really stand out are the top tier developers such as Kevin Seymour (Seymour Group) and X & X. They see the beyond the horizon and will be placed to benefit from the inevitable".

Not to be upstaged, rival developer, X, who recently held a gala event, attended by household names in the entertainment industry, said of her development, "I believe that X offer the very best exclusive residences in Airlie, however, there are some other very astute developers in the region, and we are proud to be associated with them, as they are, us".

X says the limited supply of realistically prices, exclusive residences resulted in stronger than anticipated demand for prestige developments such as hers.

In 2003, X, exclusive residences, were valued between 1.2 to 2.3 million. Today, these same residences have appreciated some 25%, according to independent valuations.

Without expectation, the regions property developers agree, the growth and investment gains are tied to its airline services, which have been very healthy in the past 8 months, JetStar and Virgin Air make regular stops at Haymen Island. New runways are currently under construction and commitment to the area is real.

The Whitsundays are expected to record ongoing record growth. As we head toward Summer, the Shire is enjoying one of the strongest population growths in Queensland with a rate of 2.8per increase cent a year.

Developers in the area are encouraging potential investors to do their sums, and seize the opportunities…. Before it's too late. Judging by the listings in the real estate windows, and interest of the international press, it's hard to disagree.
